Hi Folks,

Avid readers of this blog have probably picked up my enthusiasm for a good cartoon.

After reading that opening line you’re also probably thinking that for all of these years you have misunderstood the meaning of ‘avid’.

Apologise I digress,

but as I sit at my desk scribbling these weekly tomes, I felt this latest cartoon, courtesy of Jon Kudelka from The Australian, summed it up beautifully.   

Just as well I have real estate titbits to share and hopefully keep your interest.

          This week’s titbit is….drumroll please……..

…of the 15 sales this office completed this month past, 12 were sold privately, 3 at auction.

So what I hear you say,

…well, only 3 were listed for private sale and 12 were listed for auction, which using my limited maths knowledge equates to 9 of our 12 scheduled auctions were sold privately/or 75% in percentage terms.

This is by far & away the highest percentage of private transactions for pre/post auction sales that we have conducted in any given month.

I believe this outcome is in direct correlation to the new quoting rules.

And due to my uninteresting life, I have a moment in time to ponder and pose this question.

As the purpose of the new laws  is to achieve greater transparency for home buyers (so said Minister for Consumer Affairs, Ms Kairouz), has this change unintentionally created less transparency with now more favourable conditions for behind the scenes negotiations which has led to more private selling?

Told you I was uninteresting!
